Embassy REIT: Is this “Blackstone” promoted REIT is real diamond?

The annual report reads

“Announced distributions of 20,626 million or 21.76 per unit, with 82% tax-free for Unitholders”

Around 6% dividend yield, but how is it 82% tax-free, what does it mean.
