some very interesting points and good that you are from a place where this industry is already mature.
I was checking senior living projects sometime back and with initial glance saw some issues in India as of now –
- Some senior living projects in urban cities seem merely normal residential real estate projects with some added features for seniors like maybe a ramp for wheelchair, bathrooms with handles, all residents above particular age, better maintenence staff etc.
- The real factor – medical facility is all but simple a doctor on call. They might have a society manager per building available but we know how society managers can be. Doctor on call is anyways available to those who need & can afford even outside such senior living homes.
- Above is not particularly for Max but other senior living projects, as when I last checked Max website, their Dehradun etc. properties are extremely costly. They seem to charge a bomb for flats and even greater if someone goes for full managed facility. Not sure how well is healthcare part of that.
- What happens when someone needs real assistance in old age in such senior living places? Like a full time 24*7 helper and doctor or even worse a life saving machine? Other than Max, rest seem mere real estate projects…but what does Max offer here…and at What cost?? I do not see any feasible answer so far in India for true assisted living, except some centers run where living conditions are not of best standards but at least old people get the assistance they truly need.
- There are some agencies who offer trained people to offer assistance at home. Again the charges are very high. If Seniors already pay a bomb to first buy a house and pay their full retirement corpus as facility management charges…how do they pay for medical fees and true assistance when if at all they need?
