I keep a tab on my monthly portfolio returns (historical) like a heatmap. Here’s a sample below:
Then you track similar NIFTY50 and NIFTY500 or any other benchmark index and plot it in a line graph to give you the desired result.
Here’s a sample NIFTY50 return I got from PrimeInvestor:
I use premium Value Research Online (VRO) to extract my monthly returns (although accuracy is questionable) since I use Tijori (premium) as well which has a higher returns profile (not sure why – am investigating more on this).
So I used the lower CAGR returns for the graph (keeping the expectations low) to paint the picture.
PS – the NIFTY50 heatmap is very interesting if you see which months performed positively over the last 23 years and which didn’t. Something to ponder and keep our expectations in check.

Reasons :
1)The company has a massive land bank which is sufficient for proposed development over the next 5-
7 years. Unsold inventory stands at 10,612 CR Vs Market Cap Of 4,870 CR.
This provides a good revenue visibility
- New management has taken over the company since March 2023. The New Management is
committed to have the highest level of transparency and Corporate Governance standards. - Third reason why I am very bullish is that company aims to be net debt free by the current FY.

1500 tons of capacity for pharma – assuming realisations of 500/kg – 75 crs at peak capacity utilisation – so roughly 1.6-1.7x as total investment is 45 crs, but i think subsequent brownfield capex would be at significantly lower cost so future capex asset turn should be 2-2.5x

How exactly are you calculating the ROCE? Return ratios for the business have always been meh because of the asset heavy nature of the business. Even the management says they don’t look at return ratios because of that. IIRC, they said they would be happy with 12-14%.
(Presumably, the work on new parks will begin immediately after Orissa & Chennai parks open. So, they will still be in investment phase for a long time. Chennai & Orissa parks will take time for operations to stabilize. Even the mature parks are getting new rides at significant cost. So, ROCE to be considered should be 3 or 5 year average)

Fixed asset block is also declining YoY… They could be dismantling a few non operational sites as no tenants?
